Rain Gutters & Fascia: Why Utah Homes Need Proper Drainage

Utah's weather can be dramatic. Spring runoff from melting snow, summer thunderstorms, and fall rains all send water cascading off your roof. Without proper gutters and downspouts, that water lands right next to your foundation—and over time, that leads to basement leaks, foundation cracks, soil erosion, and landscape damage. Rain gutters and fascia might not be the most glamorous part of your home's exterior, but they're among the most critical. At Bolanos Complete Exteriors, we've installed and repaired gutters and fascia on homes throughout Spanish Fork, Park City, Utah Valley, and the Wasatch Front. Here's what every Utah homeowner should know about protecting their investment with proper drainage.

The Role of Gutters in Utah's Climate

Gutters channel rainwater and snowmelt away from your roof's edge and direct it to downspouts, which carry it safely to the ground—ideally several feet from your foundation. In Utah, we have a unique challenge: heavy, wet snow that accumulates on roofs and then melts rapidly when temperatures rise. That sudden release of water can overwhelm undersized or poorly pitched gutters. We also get intense but brief summer storms that dump a lot of water in a short time. Your gutter system needs to handle both scenarios. Proper sizing, correct pitch for drainage, and secure mounting are all essential. When we install gutters, we calculate the roof area each section will drain and size the gutters and downspouts accordingly. One size does not fit all.

Fascia and Soffit: The Often-Overlooked Roofline

Fascia is the horizontal board that runs along the roof edge—it's what your gutters attach to. Soffit is the material that covers the underside of the roof overhang. Together, they protect the roof structure from moisture, provide ventilation for the attic, and give your home a finished, polished look. When fascia rots or deteriorates—often due to water damage from clogged or leaking gutters—it compromises the entire system. We've seen homes where neglected gutters led to fascia failure, which then required gutter removal, fascia replacement, and gutter reinstallation. It's far more cost-effective to maintain your gutters and address fascia issues early. When we do a full exterior renovation, we often replace fascia and soffit alongside gutters for a cohesive, long-lasting result.

Seamless vs. Sectional Gutters

Sectional gutters are assembled from pre-cut lengths joined with connectors. They're less expensive upfront but more prone to leaks at the seams. Seamless gutters are formed on-site to the exact length needed for each run, minimizing joints and reducing the likelihood of leaks. For most homes, we recommend seamless gutters—they perform better and look cleaner. The material choice—aluminum, copper, or steel—affects durability, appearance, and cost. Aluminum is the most common; it's lightweight, rust-resistant, and available in many colors. Copper is premium and develops a distinctive patina over time. We can help you choose based on your budget and aesthetic preferences.

Signs You Need New Gutters or Fascia

How do you know when it's time to replace? Visible rust or corrosion, sagging gutters, water overflowing during rain, peeling paint on fascia, or stains on siding below the gutters are all red flags. If you see water pooling near your foundation after a storm, your gutters may not be pitched correctly or your downspouts may be inadequate. Sometimes, a simple cleaning or minor repair solves the problem. Other times, replacement is the right call. We provide honest assessments—we'll tell you what you need, not what we can sell you. Our goal is to protect your home in the most cost-effective way.

Integrating Gutters with Your Exterior Design

Gutters and fascia don't have to be an eyesore. In fact, when done well, they can enhance your home's appearance. Matching gutter color to your fascia or trim creates a cohesive look. In the project shown in our portfolio, a Utah Valley home features light stucco with dark fascia and gutters—the contrast adds definition and polish. We can coordinate gutter and fascia colors with your siding, stucco, or trim so the entire roofline feels intentional. Good design and good function go hand in hand.

Maintenance: Keeping Your Gutters Working

Even the best gutters need occasional attention. Leaves, pine needles, and debris can clog gutters and downspouts, causing overflow and backup. We recommend cleaning gutters at least twice a year—in spring after trees finish shedding and in fall after leaves drop. Gutter guards can reduce the frequency of cleaning, though they're not maintenance-free. If you're not comfortable on a ladder, hire a professional. We offer gutter cleaning and inspection services for our clients. A small investment in maintenance can prevent costly repairs down the road.

Foundation Protection: The Bottom Line

Your foundation is one of the most expensive parts of your home to repair. Water pooling around it causes soil expansion and contraction, hydrostatic pressure, and eventually cracks and leaks. Proper gutters and downspouts are your first line of defense. Extensions or splash blocks at the bottom of downspouts should direct water at least 4 to 6 feet from the foundation. In some cases, underground drainage systems may be needed. We can assess your property and recommend the right solution. Don't wait until you have a wet basement—invest in proper drainage now and protect your home for years to come.
